A low opening bid can get your attention. Before you decide what to pay, you need to understand the property, the costs and the problems that could stop your exit.
I put together a one-page Florida Tax Deed Checklist to help you organize that first research pass.
What the checklist covers
Auction registration, deposits and payment requirements.
The exact parcel, lawful access, condition and occupancy.
Title research, potential surviving interests and questions for qualified professionals.
Repair costs, carrying costs, your intended exit and a written bid limit.
Open the checklist image below to save or print it. Save a fresh copy for each property and keep the supporting records together.

Use it before you run the numbers
Write down anything you cannot confirm. An unverified lien, repair allowance or possession timeline should stay visible when you evaluate the deal.
The checklist organizes research. It does not establish clear title, guarantee an investment result or replace current county instructions and property-specific professional advice.
For example, Orange County says tax-deed properties are sold as-is and may have additional taxes or liens. Read the county’s guidance.
