A lower sale median is useful context. Your property, fees and route decide the fit.

The straight price comparison
Three-month sale medians ending September 2026; different properties sold in each city.
St. Cloud belongs on the list when you compare housing options around Orlando. But a lower market median does not tell you what your household will save. The purchase price, recurring fees and trips from the specific house decide that.
For the three months ending September 2026, Redfin reports a St. Cloud median sale price of $369,434 against Orlando’s $405,033. That is $35,599 lower, or about 8.8% of the Orlando median. These are different groups of sales, not matched houses. They do not establish that buyers are leaving one city for the other.
Compare the property, not just the city
Match property type, age, size, condition and lot before measuring savings.
Match property type, age, living area, condition, lot and location before deciding a house is a bargain. Separate new construction from resales. A detached home and a townhouse do not become comparable because both have three bedrooms.
A lower price per square foot can reflect larger houses or a different mix of sales. It does not prove you can multiply a city median by 2,000 and buy the same house in both places. Use actual sold comparables and the work needed after closing.
The real monthly comparison
Compare complete monthly budgets; principal and interest plus tax is only a subtotal.
Get two address-specific budgets. Include principal and interest, taxes estimated for your ownership, homeowners and any flood insurance, mortgage insurance, association dues, any CDD assessment and a maintenance reserve. Avoid counting an assessment twice if it is already included in escrow.
With a conventional loan below 20% down, private mortgage insurance may be required. A payment comparison that excludes it is incomplete. Obtain the actual Loan Estimate and insurance quotes before treating a monthly saving as established.
Test the commute
Use the exact address and your real departure times; do not rely on citywide drive-time promises.
Start at the house, not a dot marked St. Cloud on a map. Drive to your workplace at your normal departure time and drive home at the time you normally return. Add tolls, parking and routine stops. Try the backup route too.
Remote work and daily cross-metro travel create different tradeoffs. Decide what the extra time is worth to you before deciding whether the housing saving compensates for it. No citywide drive-time promise can answer that.
Downtown and the lake
Lakefront Park offers public amenities; visit from the home you are considering.
Visit the public places you would actually use. The City of St. Cloud lists Lakefront Park at 1104 Lakeshore Boulevard, with a marina, sand beach, playground, fishing pier and more than two miles of bike path. Check current operating conditions before planning a visit.
Walk the downtown blocks and then make the trip back to the house. Test whether the shopping, dining and public space fit your routine rather than assuming a lakefront photograph describes the whole area.
New construction and the final decision
Builder incentives and future development need written, property-specific verification.
If a builder incentive is part of the attraction, get its conditions, lender requirements and expiration in writing. Compare the offer with another lender. Distinguish a permanent rate reduction from a temporary buydown whose payment later increases.
Ask for current HOA documents and any CDD assessment for the parcel. A new-home tax estimate should include the completed building. Confirm school assignment with the responsible district for the address, and nearby development plans with the local government.
Put the St. Cloud finalist beside the Orlando alternative. Compare cash to close, immediate purchases and repairs, all-in monthly cost, transportation, travel time and cash left in reserve. If those numbers work, the location may fit. The median alone cannot make that decision.
Send me the two listing addresses and your commute destination so we can compare the complete costs and the questions still to resolve.
Educational information, not individualized legal, tax, insurance or financial advice. Confirm property-specific figures and contract rights with the appropriate professionals.
