Where the budget sits
A $500,000 budget starts three different searches. Redfin’s three-month period ending September 2026 reports median sale prices of $369,434 in St. Cloud, $721,781 in Lake Nona and $839,600 in Winter Park. St. Cloud market. Lake Nona market. Winter Park market.
Those are different geographies with different housing mixes. They tell you where to begin looking, not the bedroom count or condition you can buy. A median cannot promise a particular home.
The same budget sits in different parts of three markets.
Use real inventory to choose the property
Make three short lists from current inventory using the same ceiling. Separate detached houses, townhomes and condos. Record address, asking price, living area, age, lot, condition and fees for each finalist.
A listing is an offer to sell, not evidence of a closed value. Confirm status before visiting and ask whether builder incentives change the advertised payment. Browse Orlando’s Greatest Homes for a starting point, then verify each listing’s current details.
Available houses change daily. Keep the comparison sheet current, and confirm status before you build a tour around a listing.
Compare actual candidates with the same information.
Space per dollar has limits
Dividing $500,000 by a market’s median price per square foot gives a rough arithmetic illustration. At Redfin’s reported $201 in St. Cloud, $316 in Lake Nona and $425 in Winter Park, the results are about 2,490, 1,580 and 1,180 square feet respectively.
These are not homes offered at $500,000. A median price per square foot does not hold lot, age, location or condition constant. Use it to frame questions, then price actual candidates.
Compare living area consistently. Ask for records when an addition or conversion explains a large difference between a listing and public records.

The $500K payment
Put 10% down on a $500,000 purchase and the loan is $450,000. At an assumed 7.40% fixed rate for 30 years, principal and interest is about $3,116 a month. The assumption matches Freddie Mac’s October 15 survey average; your loan quote can differ. Freddie Mac mortgage survey.
That is not the total payment. Add taxes, homeowners and any flood insurance, mortgage insurance if required, HOA dues and any district assessment. Add maintenance to your household budget even when the lender’s estimate does not include it.
Do not copy the seller’s tax bill as your future bill. Florida calculates taxes from assessed value, exemptions and millage, with changes in ownership affecting assessment treatment. Get an estimate for your ownership from the county appraiser. Florida property tax guidance.
Every $100 of recurring fees is $100 unavailable for something else. Compare the complete budget before choosing the larger house.
P&I is a starting point; mortgage insurance and other costs still need pricing.
Read price changes carefully
The same Redfin September reporting pages show year-over-year median sale-price changes of -2.9% in St. Cloud, -9.44% in Lake Nona and +5.8% in Winter Park. A changing mix of sales can move each median.
Those figures do not identify the next market winner. A higher recent median does not guarantee appreciation, and a lower one does not establish a bargain.
For each candidate, check comparable closed sales, competing listings, condition and days on market. Make an investment offer from achievable rent and costs, with a reserve for vacancy and repairs.
Recent median changes are context, not a forecast.
Choose the trade-off deliberately
Write down what matters before touring: bedrooms, accessibility, commute, outside space, condition and money left after closing. Test every finalist against the same list.
An older house with completed upgrades may fit better than a newer one with work and fees still ahead. A townhome may reduce some maintenance responsibilities while adding association obligations. Find out which repairs are yours.
If schools matter, confirm the exact address with the relevant district. If the house is an investment, add documented rent, vacancy, management, reserves and sale costs.
Send me the addresses you are comparing. We can put the property, repairs and total monthly costs beside each other before you choose.
Pick the property that meets your priorities and leaves a workable reserve.
