The House Nobody Wanted
Fifteen years ago, a house came across my desk with three liens attached, an open code enforcement case, and a seller who just wanted it gone. Every investor who looked at it passed. I didn’t — because by then I already knew the properties nobody wants are usually where the real money is hiding.
I bought it, fixed it, and sold it for more profit than most people clear in a year at a job they can’t stand.
That wasn’t luck. It’s been the whole model for 23 years: go after the deals other investors are too cautious, too green, or too impatient to touch — tax deeds, foreclosures, short sales, probate, HOA disputes, code violations — and turn them into real outcomes, both for me and for the people I bought from.
This newsletter is where I hand you the playbook.
Who I Am (And Why It Matters)
My name is Yogi Ganeshram. I’ve spent more than two decades building a real estate business out of Orlando, Florida, and the numbers speak for themselves:
• 500+ homes sold
• 200+ flips over the last 15 years
• 400+ short sales closed — every one with a deficiency waiver secured for the seller
• Direct, hands-on experience with tax deeds, foreclosures, probate sales, notes, HOA disputes, liens, code enforcement, permitting, construction, and ground-up new builds
I didn’t learn this from a book or a weekend seminar. I’ve stood at the courthouse steps bidding on tax deeds, talked banks down to zero deficiency on short sales, gone toe-to-toe with HOAs and code enforcement offices, and rebuilt houses other investors had already given up on. I’ve won plenty and lost some — and I’ll tell you about both, because that’s the only version of this worth reading.
I’m Not Your Average Agent
Most agents do one job: hand you the MLS and let you choose from homes already priced at what everyone else is willing to pay. That’s the extent of the service.
I don’t work that way.
My clients get the option that gives them the best shot at making money on their very first transaction — and in most cases, that means a 20%+ return before they’ve lifted a hammer. Ask me how.
Here’s how: instead of the open market, I take clients to properties that are off-market or headed to auction. That’s where the equity already exists the day you close, rather than depending on the market to eventually catch up and make the deal worthwhile. Buying at retail through the MLS is a bet on appreciation. Buying off-market or at auction is a bet on math you can already see. That’s the difference — and it’s the same edge I’m going to teach you to find for yourself.
What You’ll Get Here
This isn’t another generic real estate newsletter. It’s built around three things I actually do, every week, with my own money and my clients’:
1. Distressed real estate strategy — how tax deeds, foreclosures, short sales, and probate deals actually work: finding them, underwriting them, and closing them without getting burned.
2. Self-directed IRA and 401(k) investing — how to put retirement money most investors never touch to work buying real estate, tax-advantaged.
3. Wealth-building beyond real estate — ETFs, covered call income, and the personal finance fundamentals that turn one good deal into real net worth.
Every issue is built to earn its place in your inbox: a framework, a number, or a step you can act on the same day you read it. No motivation. No theory. Just what’s working.
Who This Is For
If you’re new to investing and tired of vague advice, you’ll get the fundamentals explained in plain English. If you’re already closing deals and want the tactical breakdowns — real numbers, real timelines, real problems solved — you’ll get that too. And if you’re simply looking to build wealth outside a paycheck without ever swinging a hammer, the personal finance side of this newsletter was written for you.
I write for all three because that’s genuinely who reads this — and because the fundamentals matter no matter where you’re starting from.
What’s Next
New issues land weekly. Some will break down a deal I’ve personally closed, numbers included. Some will walk through a strategy step by step. Others will cover the wealth-building side — ETFs, covered calls, and how to actually put a self-directed IRA to work buying real estate.
If that’s useful to you, subscribe. It costs nothing to start, and everything here is what I wish someone had handed me twenty years ago.
